OCALA, FL (352today.com) – The Marion County Planning and Zoning Commission will consider a rezoning change for a proposed 329-unit development at their meeting Monday, Dec. 29, 2025.
The owner, Midway 65, LLC, has requested a zoning change from single-family dwelling to planned unit development (PUD) for a maximum total of 329 detached single-family homes. The applicant is Tillman & Associates Engineering, LLC. The size of the parcel is 110.14 acres, located in Silver Springs Shores.
The future land use is for high residential and medium residential, and the zoning classification is single-family dwelling. The parcel is in the primary springs protection overlay zone/environmentally sensitive overlay zone.
Marion County staff recommends approval with conditions. The project planner is Kathleen Brugnoli. A waiver was granted Dec. 8, 2025, for a land use step-down from high residential to medium residential for 47.53 acres. The proposed density meets the requirements for development.
The site has a large portion–approximately 24.54 acres–located within a conservation easement.
There are wetlands and conservation lands on the site, but the proposed planned unit development doesn’t show any development in those areas.
The property had a consistent land use of high residential on 110.14 acres and a maximum density of eight dwelling units per acre. The subject property would have been allowed to have up to 881 dwellings. On Dec. 8, the applicant was approved for a land use designation step-down through the future land use element policy on 47.53 acres of the overall 110.14-acre property, and with the land use designation step-down, the allowed dwelling units on the property range from 298 to 690.
