OCALA, FL (352today.com) – The Marion County Board of County Commissioners will consider a small-scale land use amendment that would change the future land use designation for a parcel in Silver Springs Shores from high residential to medium residential at their meeting on Tuesday, Jan. 6, 2026, at 1:30 p.m. in the McPherson Governmental Campus Auditorium.

The owners and applicants Sheik Hafeez Rahaman and Bibi Shimoon Rahaman filed a small-scale land use amendment with the intention to convert a 4.47-acre parcel from the current high residential future land use designation which allows for four to eight dwelling units per acre, to the medium residential future land use designation, which allows for one to four dwelling units per acre. The proposed land use amendment reduces the potential maximum number of residential units from 35 to 17, while changing the primary character, based on land use, from multi-family to single-family residential. The subject property is located at 122 Juniper Loop, Ocala. The subdivision is in Silver Springs Shores Unit 24.

The parcel serves as the primary residence for the owners/applicants, whose intention is to divide the land into four parcels. The owner/applicant will retain a 1.47-acres for their existing home, creating three new one-acre parcels. The subject property is located within the urban growth boundary and within the primary springs overlay zone, according to Marion County staff.

Both Marion County Staff and the Marion County planning and zoning commission recommended approval.

Originally, the subject property’s land use designation was public. However, in 1997, there was a large-scale land use amendment to change the property from public to medium residential and ultimately to high residential as part of an effort to connect the Silver Springs Shores Development of Regional Impact to land use designation for consistency.
