OCALA, FL (352today.com) – The Marion County Board of County Commissioners adopted a resolution unanimously to close an abandoned Tract A, the Carriage Trail plat, at their Tuesday, March 3, 2026, meeting.
Tract A was identified as a conservation and future right-of-way easement, said Steven Cohoon, Marion County engineer. The subject property is located just north of the Greenway, east of HWY 475 and just slightly south of 80th St. On Sept. 16, 2025, a request was made to develop a portion of the tract that was denied for the property to the east. The property to the east does have legal access and they will still be able to travel in and out of their property. This section of Tract A has never been developed. At the 2025 meeting, there was direction given by the Marion County Board of County Commissioners to the community if they want to ensure there’s no future development of this that they need to go through this process.
The Marion County Property Appraiser will determine how the property will be split back. Cohoon is relatively certain based on the parcel lines for the individual adjacent property owners, but the engineer hasn’t had the conversation with the property appraiser–that’s what he’s expecting to occur.
There were four letters of support for this particular property, and there would be full abandonment including the right-of-way and the conservation area. Any utilities that remain on that property will still remain for this action, said Cohoon. The abrogation won’t cut off access.
It was through that process county staff did find all of the easements that were associated with the subject property.
Kevin Vickers, a resident of Carriage Trail, spoke in support of the agenda item, and voiced appreciation for the commission’s support at the 2025 meeting.
Clay Pederson, who is the secretary for the homeowners’ association for Carriage Trail, came before council as the HOA’s support for the agenda item.
“The community is on board with this abrogation,” said Pederson.
