OCALA, FL (352today.com) – Ocala continues to grow its international footprint by attracting more businesses to the area.
Transwestern Development Company has secured a full-building tenant for Building One at the Trailhead Logistics Park in Ocala. The 943,426 Square foot warehouse is being leased by Transwestern Development Company and QuadReal Property Group to a third-party logistics provider, who is serving as a global E-commerce company.
The county’s orderly growth has served as an engine for driving the local economy and is certain to advance the area’s economic vitality as it is the largest industrial lease in the Central Florida market to date in 2025.
“It’s a very exciting deal, we’re absolutely stoked, that we were able to find a tenant for it,” said Stiles McDonald, SVN | McDonald & Company. ‘This goes to show where Ocala is going growth-wise and the companies that are willing to move here, and we’re grateful and blessed to be a part of the deal.”
Construction began on the warehouse in Nov. 2021, which sits on a 64-acre parcel, with the project being completed in 2023.
The site is a Class A cross-dock facility. A cross-dock warehouse is a type of distribution facility designed to receive goods and transfer them directly to outbound transportation without long-term storage. The warehouse features 40-foot clear heights, early suppression fast response sprinklers and ample trailer and car parking.
The facility itself is situated in an ideal location that’s along the Interstate-75 corridor with direct access to CR 484, off of exit 341.
“I think companies are starting to see how we’re pushing Ocala,” said McDonald. “It’s the midway point between giant shipping centers like Miami and Atlanta. It’s so close to I-75.”
The Trailhead Logistics Park transaction is one of only two new leases in Central Florida exceeding 900,000 square feet in 2025; and ranks among the top 30 nationwide in 2025.
Plans are currently underway for the next phase of the project that will be developed on 220-acres adjacent to the existing facility, where three additional buildings that will total approximately 3.2 million square feet have been proposed.
Transwestern Development Company was represented at the lease negotiations by Jared Bonshire, David Perez, Taylor Zambito, Ryan Hubbard of Cushman & Wakefield and Bartow McDonald of SVN | McDonald & Company.
