OCALA, FL (352today.com) – A variance request will be considered by the Marion County Board of Adjustment the afternoon of Monday, Dec. 1, 2025.

The meeting will be held in the Marion County Growth Services Training Room at 2 p.m.

The variance request was filed by the applicant Shaw Lee on behalf of Tractor Supply/JFS Holdings LLC, to increase the overall signage square footage for two signs from 96 square feet to 277 square feet for an overall increase of 181 square feet in a regional business zone. The parcel is 4.13 acres, and the physical address for the site is 115 Bahia Avenue Pl.

The future land use of the property is commercial, and the existing zoning classification is community business. The subject property is in the primary springs overlay zone. The variance request sought by the applicant would increase the commercial structures allowable sign usage.

The land development code allows for three wall signs with a maximum of 96 square feet in the aggregated sign area. The applicant is requesting an increase in wall signage from 96 square feet to 277 square feet to have two wall signs, the primary Tractor Supply sign to be 192 square feet and the garden center sign to be 85 square feet. The subject property will face Bahia Avenue Pl. The building is 21,702 square feet in size. On Nov. 5, 2025, the Marion County growth services staff conducted a visit of the site.

The special conditions and circumstances are not a result from the actions of the applicant. The analysis by staff found that the conditions set forth in the sign code aren’t a result of the applicant and is actually hindering the project from moving forward.

The applicant has stated that the increase in the sign size won’t be detrimental to the public welfare of the existing neighborhoods. The signs will not look oversized or disproportionate due to the size of the building, 21,702 square feet. Staff found that the signs wouldn’t be detrimental or injurious.
