OCALA, FL (352today.com) – The World Equestrian Center (WEC) has firmly established itself as a global destination for horsemen and equestrian enthusiasts.
But its influence extends far beyond the showgrounds.
According to a report titled the WEC Effect by SVN McDonald & Company, the price of vacant land near the venue—particularly around WEC’s Grand Arena—has surged significantly over the past six years. The study analyzed more than 300 land transactions to assess the center’s impact on Marion County land values.
“The World Equestrian Center has been a game-changer for land values in the area,” said Bartow McDonald, managing director of SVN McDonald & Company. “We’ve seen a remarkable surge in demand for land near the WEC, which has dramatically influenced valuations. It’s a trend we’re monitoring closely.”
Property values have steadily increased, reinforcing WEC’s impact on the surrounding community and further cementing Ocala’s reputation as the Horse Capital of the World. Since hosting its first show in December 2020, WEC has driven a dramatic rise in land prices.
Key Findings from the WEC Effect Report:
- 200%+ Increase in Vacant Land Values: Prices have skyrocketed since WEC’s opening.
- Average Parcel Size: 54.57 acres.
- 2023 Price Range: From $10,974 per acre at the low end to $143,117 per acre at the high end.
- Proximity Matters: WEC’s impact on property values extends up to 15 miles from its center.
Why Ocala Appeals to Horsemen
While WEC has played a major role in increasing land values, Marion County’s natural resources also make it uniquely desirable for equestrians looking to relocate.
The county’s limestone-rich No. 8 soil provides essential nutrients—particularly calcium and magnesium—that support the development of young horses’ bones. This high-quality soil, combined with Ocala’s mild winters, creates an optimal environment for year-round equestrian training and sport operations. Additionally, the region’s karst topography sits atop the Floridan aquifer, further enhancing soil quality and pasture health.
Land Value Increases Over Six Years
The growth in property values has been striking, particularly within a six-mile radius of WEC.
