OCALA, FL. (352Today) — As Marion County continues to grow, local officials are reviewing several new development projects that could bring more homes, businesses, and community spaces to the area. Here are three major projects currently under consideration by the county’s Development Review Committee as of July 2025.

Arden of Ocala – Residential Growth on Maricamp Road
A proposed rezoning to Planned Unit Development (PUD) is in review for a new residential community called Arden of Ocala, located at 6650 SE Maricamp Road. The project spans multiple parcels.
While details about housing type and are still emerging, the rezoning application includes a Master Plan, indicating the development could include multiple housing units with shared community amenities. This location along Maricamp Road would place Arden near schools, parks, and major corridors.
Juniper Loop Development – Rezoning With Concept Plan
Another residential project, the Juniper Loop Development, is proposed for 8490 Juniper Road in southeast Ocala. GPK Ocala One, LLC has submitted a request to rezone the property to PUD with a Concept Plan, signaling the early stages of residential or mixed-use development.
According to documents reviewed at the July 8 meeting, this plan is being managed by Tillman & Associates Engineers, a firm behind several recent Marion County housing expansions. The development’s size and design details have not yet been released but may include single-family or multifamily units with green space.
Piccadilly Square – Mixed-Use Project in Early Stages
Also, up for rezoning to PUD is Piccadilly Square, a potential mixed-use development located on parcel #47667-004-00. Like Juniper Loop, this project is also led by Tillman & Associates Engineering and includes a concept plan that is still under review. While the final design is not yet confirmed, rezoning to PUD typically allows for more flexible land use.
Why This Matters
With Ocala’s population growing and housing demand remaining high, these projects are part of a broader effort to accommodate future residents while balancing infrastructure and environmental concerns.
The Development Review Committee will continue evaluating these proposals through site plans, traffic impact studies, and zoning compliance. Public hearings will follow for final approval.
